Property Search Begins
Vivian Whitaker adjusted her cuffs and watched the young man through her office window. He stood on the sidewalk, glancing between his phone and the building facade. Nervous energy radiated from him like heat from a radiator. She had seen that posture before. Recently divorced. Unsure of himself. Desperate for something solid to hold onto.
She stepped out of her office and into the lobby just as he pushed through the glass door. Josh Comer. Twenty-seven years old. Two months divorced. Pre-approved for a mortgage up to four hundred thousand dollars. She had read his file that morning. Now she read him.
He offered a hand that trembled slightly. She took it.
"Mr. Comer. I'm Vivian Whitaker. Thank you for coming in."
"Please, call me Josh." His voice cracked on the second syllable. He cleared his throat. "Sorry. I'm a little nervous."
"There's nothing to apologize for." She held his gaze a beat longer than necessary. "Buying a home is one of the most important decisions you'll ever make. It's natural to feel uncertain."
He followed her into the office. She gestured to the leather chair across from her desk and watched him settle into it. He perched on the edge like a bird ready to take flight. She sat down slowly, deliberately, letting him wait while she arranged her papers.
"Tell me about your situation, Josh."
He shifted in his chair. "I need a fresh start. Something that feels like mine. The apartment I'm in now, it was hers. Everything was hers. I want a place I can breathe."
She nodded. "A blank canvas. I understand." She tapped her pen against her notebook. "I have a property in mind. A luxury home in the hills. It's been on the market for half a year. Empty. Waiting for the right person."
"Sounds expensive."
"It's within your range. And I think you'll appreciate what it offers." She stood. "Shall we?"
The drive took twenty minutes. She kept the conversation light, asking about his work and his hobbies. He answered each question with a slight delay, as if checking each word before releasing it. She noticed how he deferred to her opinions on neighborhoods and market trends, even which coffee shops were worth visiting.
"You trust my judgment," she said. Not a question.
"I guess I do. You seem like you know what you're doing."
"I do know what I'm doing, Josh." She let her voice drop slightly. "I always know exactly what I'm doing."
He swallowed. She saw it in his throat. A visible pulse of something between nerves and anticipation.
The house sat at the end of a winding driveway, its facade modern and clean. She unlocked the front door and gestured for him to enter first. He stepped inside and she followed close behind, close enough to smell his cologne. Something citrusy. Inoffensive.
"Take off your shoes," she said. "I want you to feel the floors."
He bent down and unlaced his sneakers. She observed the careful way he did it, noting how he didn't question the instruction. Good. That was very good.
The living room opened up before them, all white walls and natural light. She walked to the center of the room and turned slowly, letting her heels click against the hardwood. Josh stayed by the entrance, barefoot, waiting.
"Come stand next to me," she said. "I want you to see the view."
He crossed the room and stopped beside her. She noticed he left a respectful distance between them. Not too close. Not yet.
"What do you see?" she asked.
"The valley. The mountains. It's beautiful."
"Look closer. What do you see?"
He studied the room. "I see... I don't know. Space. Potential?"
"I see a room that needs to be filled." She turned to face him. "A room that's been waiting for someone to give it purpose. Empty spaces have a way of making people feel empty too. Don't you think?"
He met her eyes. Something flickered there. Recognition.
"Yeah," he said quietly. "I think I know what you mean."
She led him through the main floor, guiding him from the kitchen through to the dining room and living spaces. Each time she gave him a small instruction. "Open that cabinet. Run your hand along the countertop." He obeyed each time. She watched his hands move, watched his shoulders relax a little more with each task.
They reached the stairs. She paused.
"The master suite is upstairs. I think that's where we'll find what you're looking for."
He followed her up. She could feel his eyes on her back, on the sway of her hips, and she let him watch. Let him wonder. The silence stretched until it felt heavy with possibility.
The master bedroom was vast. A king-sized bed would fit perfectly against the far wall. Floor-to-ceiling windows looked out over the city. She walked to the center of the room and turned to face him.
He stood in the doorway, hesitant.
"Come here," she said. "Stand where I'm standing. Tell me how it feels."
He crossed the room and stopped in front of her. Too close this time. She didn't step back.
"It feels..." He trailed off, looking down at her. His chest rose and fell a little faster now. "It feels like I'm not in control."
"Good." She let the word hang between them. "That's exactly what this house is offering you. A chance to let go. To trust someone else with the big decisions."
He didn't look away. His breath was warm on her forehead.
"I don't know if I'm ready for that," he said.
"You're here, aren't you?" She reached out and adjusted his collar, straightening it with a firm touch. "You showed up. You listened. You followed instructions. That's a start."
His lips parted. She saw the question forming in his eyes.
"Not yet, Josh. We have more houses to see. But I think we're going to find exactly what you need."
She stepped around him and headed for the stairs, leaving him standing in the master bedroom, barefoot and breathless. She heard him follow a moment later. Good boy.
At the front door, she handed him his shoes and watched as he put them on. He looked at her with a mixture of confusion and hunger that made her want to smile.
"I'll schedule another showing for tomorrow," she said. "Same time. Wear comfortable clothes. We have a lot of ground to cover."
"Okay." He nodded. "Thank you, Ms. Whitaker."
"Vivian," she corrected. "We're past formalities now."
She watched him walk to his car. She watched him drive away. She stood in the driveway of an empty luxury home and felt the first stirrings of something she hadn't felt in years. A purpose beyond property. A project worth her time.
He would be back tomorrow. She was certain of that.
The question was how long it would take him to admit what she already knew. That he needed this. That he needed her. That his search for a home was really a search for someone to belong to.
She locked the front door and smiled.
They had only just begun.

Master Suite Negotiation
The second property Vivian showed Josh was a modern glass and steel affair perched on a hillside overlooking the city. Floor to ceiling windows caught the late afternoon sun and made the open concept living space feel like a cage of light. Josh followed her through the foyer with his hands shoved in his pockets, his gaze darting from the polished concrete floors to the floating staircase.
He'd been quiet since the first showing three days ago. Vivian had let him marinate in that silence, had given him space to replay their interaction in the empty colonial. She knew what he'd been thinking about. She'd seen it in the way his breath caught when she'd told him to stand still. In the way he'd obeyed before his brain could catch up with his body.
Vivian paused at the base of the stairs and turned to face him. "The master suite is on the second level. I want you to get a feel for the proportions."
Josh nodded and started up the stairs ahead of her. She watched him climb, noted the tension in his shoulders, the way his hands had come out of his pockets to grip the railing. He was nervous. Good.
The master bedroom stretched across the entire front of the house, with a wall of windows that looked out over the city skyline. A king sized bed sat centered against the far wall, stripped of linens but still imposing in its nakedness. The previous owners had left it behind when they'd moved, a common occurrence in these luxury flips.
Vivian stepped past Josh and ran her hand along the footboard. "Sit down."
"What?"
"Sit on the bed." She kept her voice casual, professional. "You need to test the mattress. A master suite is nothing without a good night's sleep."
Josh hesitated for just a moment before lowering himself onto the edge of the mattress. The springs gave slightly under his weight, and he gripped the edge of the bed frame with both hands.
"Lie back," Vivian said. "Get the full experience."
She watched him stretch out on the bare mattress, his feet hanging off the end, his gaze fixed on the ceiling. His chest rose and fell in quick, shallow breaths.
"How does it feel?" She walked around to the side of the bed and looked down at him. "Comfortable?"
"It's fine."
"Just fine?" She let her voice drop, let it take on that edge of command she'd used in the colonial. "I think you can do better than fine, Josh. I think you can tell me exactly what you're feeling."
His throat worked as he swallowed. "I'm... it's comfortable. Really comfortable."
"Good." Vivian sat down on the edge of the bed beside his hip. "Now tell me what else you're feeling. The truth."
Josh turned his head to look at her, and she saw the war playing out in his expression. The part of him that wanted to run. The part that wanted to stay and see where this would go. And underneath both of those, the part that ached for her to tell him exactly what to do next.
"I don't know what you mean," he said.
"Yes, you do." She reached out and placed her hand on his chest, felt his heart hammering beneath her palm. "You've been thinking about our last showing. About the way I told you to stand still and you did it without thinking. About the way it made you feel."
His breath caught. "I..."
"Tell me the truth, Josh. Did you think about it?"
"Yes." The word came out rough, broken. "I thought about it."
"And?"
"And I don't know what it means." He sat up suddenly, and her hand slid from his chest to his thigh. "I don't know what I'm doing here. I don't know why I keep showing up."
"You keep showing up because you want to understand." Vivian shifted closer, her thigh pressing against his. "Because some part of you knows that I can give you something you've been missing."
"What's that?"
"Purpose." She let the word hang in the air between them. "A reason to surrender control instead of fighting for it every moment of every day."
Josh's hands were shaking. She could see them trembling where they rested on his knees. "I don't know if I can do this."
"You can." Vivian's voice was soft but firm. "You already are. You're sitting here with me, in this empty house, because you chose to be here. Because you want to see where this leads."
She stood up and walked to the head of the bed, then turned to face him. "Stand up."
He rose slowly, his gaze never leaving hers.
"Come here."
He stepped toward her, stopping when he was close enough that she could reach out and touch him. She did, her fingers finding the collar of his shirt, smoothing the fabric.
"I'm going to ask you to do something for me," she said. "And you're going to do it because you want to. Because you need to know what it feels like to submit."
Josh's breath came faster. "What do you want me to do?"
Vivian smiled, slow and deliberate. "I want you to kneel."
The words hung in the air like a challenge. Josh stared at her, his eyes wide, his body frozen. She watched the struggle play out across his face, the push and pull of fear and desire.
And then he dropped.
He went to his knees in front of her, his hands resting on his thighs, his head bowed. The surrender was so complete, so beautiful, that Vivian felt a thrill run through her.
"Good boy," she said softly. "Now look at me."
He raised his gaze to hers, and she saw the vulnerability there, the trust he was offering her. She reached down and cupped his chin, tilting his face up.
"You're going to learn to serve me," she said. "Starting now."
She stepped back and unzipped her skirt, letting it fall to the floor. Beneath it she wore nothing but a pair of black lace panties. Josh's eyes went wide, his breath catching in his throat.
"Touch me," she said. "Through the fabric. Gently."
His hands rose, trembling, and he pressed his palms against her thighs. His fingers traced upward, sliding over the lace, finding the heat of her through the thin material.
"Like this?" His voice was barely a whisper.
"Yes." Vivian let her head fall back, let herself enjoy the sensation of his hands on her. "Now use your mouth."
Josh leaned forward and pressed his lips to her stomach, then lower, his mouth trailing over the lace. She felt his breath hot against her skin, felt the tentative pressure of his tongue through the fabric.
"Pull them aside," she said. "I want your mouth on me directly."
He hooked his fingers into the waistband of her panties and tugged them down. Vivian stepped out of them and spread her legs slightly, giving him access.
Josh looked up at her, his expression dark with want. "I've never..."
"I know." She ran her fingers through his hair. "But you'll learn. Start slow. Use your tongue."
He leaned forward and pressed his mouth to her, and Vivian felt the shock of pleasure run through her. His tongue was tentative at first, exploring, learning the shape of her. She guided him with her hand on his head, pressing him closer, showing him where to focus.
"Right there," she said, her voice dropping lower. "Feel how I respond to you."
He pressed his tongue flat against her clit and she shuddered, her fingers tightening in his hair. He took that as encouragement, repeating the motion, building a slow rhythm that made her breath come in short gasps.
"Harder," she said. "Don't be gentle with me now."
He obeyed, his tongue pressing against her clit in long, firm strokes. Vivian gripped his hair and rode the sensation, letting herself feel it, letting herself enjoy the sight of him on his knees before her.
"That's it," she breathed. "That's exactly right."
Josh's hands found her hips, gripping them as he worked. His confidence was growing with each passing moment, his tongue finding a rhythm that made her gasp. She could feel herself getting wetter, could feel the heat building in her core, spreading outward through her limbs.
"Use your fingers," she said. "Inside me. One to start."
He slid a finger into her and she moaned, the sound echoing off the glass walls. He paused, looking up at her with uncertainty.
"Don't stop," she said. "Keep your mouth on me. Add another finger."
He did, stretching her, filling her, his tongue working her clit while his fingers moved inside her. The dual sensation was overwhelming, and Vivian felt her legs begin to tremble.
"Faster," she commanded. "I'm close."
He increased his pace, his fingers curling inside her, finding the spot that made her cry out. His tongue flicked against her clit in quick, precise movements, and she could feel the orgasm building, a tight coil of pleasure low in her belly.
"Don't stop," she said. "Don't you dare stop."
He didn't. He kept going, his mouth working her with increasing skill, his fingers driving into her, his breath hot against her skin. Vivian closed her eyes and let herself float on the sensation, let herself enjoy the feeling of being worshipped.
When she came, it was with a sharp cry that echoed off the glass walls. Her body tensed, her fingers tightening in his hair, and she rode out the waves of pleasure as they rolled through her, again and again, until she was spent.
When it was over, she stepped back and looked down at him. His face was flushed, his lips wet, his expression dazed.
"Good," she said. "Very good."
Josh stayed on his knees, his chest heaving, his hands resting on his thighs. "What now?"
Vivian smiled and reached down to help him to his feet. "Now we talk about what just happened."
She led him to the bed and sat down, pulling him down beside her. He looked at her with a mixture of awe and uncertainty, and she knew she had him.
"You did well," she said. "Better than I expected for your first time."
"Thank you." His voice was hoarse.
"But this is just the beginning." Vivian reached out and took his hand. "If you want to continue this, there are rules. There are contracts. There are things I will ask of you that will push you further than you've ever been pushed."
Josh squeezed her hand. "I want it."
"Are you sure?"
"Yes." His gaze met hers, steady and sure. "I'm sure."
Vivian leaned in and kissed him, soft and slow, tasting herself on his lips. "Then we have work to do."
Offer Accepted
The scent of lemon polish and aged oak wrapped around Vivian Whitaker as she stepped through the front door of the Crestwood listing. Morning light spilled through the tall windows, catching dust motes in its golden beams and illuminating the refinished hardwood floors she'd insisted on before the first showing. The old Victorian had been on the market for four months before her firm took the listing, and she'd spent every spare hour making sure it would move quickly under her care.
She set her leather portfolio on the kitchen island and smoothed down the charcoal pencil skirt that hugged her hips. The silk blouse she'd chosen today was perhaps a touch impractical for a property showing, but Daniel Mercer was coming to view the house in fifteen minutes, and she found herself wanting to look her absolute best. Not that she'd ever admit that to anyone.
Vivian checked her reflection in the hallway mirror. Thirty-eight years old and holding up well, she thought. Her auburn hair was pinned in a French twist, and her makeup was polished without being overdone. Professional. That was the word she kept telling herself. She was a professional, and this was business.
The doorbell rang at exactly ten o'clock.
Right on time. She crossed the foyer and opened the heavy oak door to find Daniel standing on the porch, his broad shoulders filling the frame. He wore a navy blazer over a fitted white shirt, no tie, the collar open just enough to reveal the strong column of his throat. His dark hair was slightly damp, freshly showered, and his green eyes met hers with an intensity that made her stomach flutter.
"Ms. Whitaker," he said, his voice low and warm.
"Mr. Mercer. Please, come in."
He stepped over the threshold, and she caught the scent of him. Sandalwood and something clean, like fresh rain. He stood close enough that she could feel the heat radiating from his body, and for a moment, neither of them moved.
"The place looks incredible," Daniel said, his gaze sweeping the entryway before settling back on her. "You've worked miracles with it."
"I had good bones to work with." She gestured toward the living room. "The original crown molding was intact under three layers of paint. My contractor spent two weeks restoring it."
He followed her through the house, listening attentively as she described the updates to the kitchen, the refinished floors, the new roof. She was acutely aware of him behind her, the way his eyes tracked her movements, the way his presence seemed to fill every room they entered.
In the master bedroom, she lost her train of thought entirely.
"The previous owners added the en suite bathroom," she managed, gesturing toward the adjoining door. "Marble countertops. Heated floors."
Daniel moved past her, close enough that his arm brushed against hers. The contact sent a jolt through her that she felt everywhere. He stood at the window, looking out over the back garden, and she watched the way the light played across his profile.
"Why'd you become a realtor, Vivian?"
The question surprised her. Clients didn't usually ask personal things.
"I like old houses," she said. "I like seeing what they could become with the right attention."
He turned to face her. "And what about people? Do you like seeing what they could become?"
The air between them felt charged, electric. She should step back. She should maintain professional distance. Instead, she found herself rooted to the spot, her pulse quickening.
"I suppose I do," she whispered.
Daniel closed the distance between them. His hand came up to cup her face, his thumb tracing the line of her jaw. "I've been thinking about this since the first time I walked into your office."
"Daniel, I represent the seller. This isn't..."
"Isn't what? Isn't smart? Isn't proper?" His voice dropped lower. "Tell me to stop and I will."
She should tell him to stop. She should remember the contract on her clipboard, the commission she stood to earn, the professional reputation she'd built over fifteen years. But his hand was warm against her skin, and his eyes were asking permission, and she was so tired of being sensible.
"Don't stop," she breathed.
His mouth found hers, and the kiss was everything she'd been imagining for weeks. Slow at first, exploratory, his lips soft and insistent. She opened for him, and his tongue swept inside, tasting her, claiming her. Her hands fisted in the front of his shirt, pulling him closer.
He walked her backward until her shoulders met the wall, and then his body pressed against hers, hard and solid and demanding. She could feel his arousal against her hip, and the evidence of his desire made her own burn hotter. His hands slid down her sides, fingers tracing the curve of her waist, the flare of her hips.
"I've wanted you," he murmured against her mouth. "God, Vivian, I've wanted you."
She tugged his shirt free from his waistband and slid her hands underneath, spreading her palms across the warm, smooth planes of his back. His skin was hot, his muscles taut beneath her touch. He made a sound low in his throat and kissed her deeper, his hips pressing forward.
"The bedroom," she gasped between kisses. "Someone might see through the windows."
He pulled back just enough to meet her eyes. "Is that a yes?"
"That's a yes."
Daniel took her hand and led her through the door she'd shown him minutes ago, into the master suite with its freshly painted walls and new carpet. The bed was staged with crisp white linens and decorative pillows that she would later think seemed absurd, because right now all she could focus on was the way he was looking at her, like she was something precious and wanted.
He unbuttoned her blouse with steady hands, pressing kisses to each inch of skin he revealed. The hollow of her throat. The curve of her collarbone. The swell of her breast above the lace of her bra. She trembled under his attention, her fingers threading through his hair.
"You're beautiful," he said. "Do you know that?"
She didn't answer. She couldn't. She just pulled his mouth back to hers and let her hands work at the buttons of his shirt until it fell open, revealing the chest she'd been imagining. Dark hair dusted his pectorals, trailing down the center of his abdomen. She ran her fingers through it, feeling his sharp intake of breath.
He unclasped her bra and pushed the straps down her arms, and then his hands were on her breasts, cupping and kneading, his thumbs brushing over her nipples until they peaked. She arched into his touch, a soft moan escaping her lips.
"I need to see you," he said. "All of you."
He unzipped her skirt and let it pool at her feet. She stepped out of it and stood before him in nothing but her heels and a scrap of black lace. His gaze traveled down her body, hungry and appreciative, and she felt powerful under his scrutiny. Desired.
She reached for his belt, her fingers working the buckle, then the button, then the zipper. She pushed his pants down his hips and wrapped her hand around him, hard and thick and ready. He groaned, his head falling back, and she stroked him slowly, feeling him pulse in her grip.
"Vivian." Her name was a prayer on his lips.
He lifted her and carried her to the bed, laying her down on the white linens. He stripped off the rest of his clothes and joined her, his body covering hers, his weight pressing her into the mattress. She could feel every inch of him, the heat of his skin, the hardness of his arousal against her thigh.
He kissed a path down her body, his tongue tracing patterns on her stomach, her hip, the inside of her thigh. When his mouth found her center, she cried out, her hands gripping the sheets. He was slow and deliberate, his tongue circling and stroking, building her pleasure with patient expertise. She felt the tension coiling inside her, rising higher with each pass of his lips.
"Daniel, I'm going to..."
"Let go for me," he said against her. "I want to feel you."
And she did, her body shattering, waves of release crashing through her. He continued his attentions, drawing out every last tremor until she lay breathless and boneless beneath him.
He kissed his way back up her body and settled between her thighs. She could feel him poised at her entrance, and she wrapped her legs around his hips, pulling him toward her.
"Now," she said. "Please."
He entered her slowly, inch by inch, letting her adjust to the fullness. She was slick and ready, and still the stretch was overwhelming. He groaned as he seated himself fully, his forehead resting against hers.
"You feel incredible," he breathed.
He began to move, long and deep, each thrust sending sparks of pleasure through her body. She met him stroke for stroke, her hips rising to meet his, her nails digging into his shoulders. The rhythm built between them, urgent and consuming.
She felt him thicken inside her, his pace becoming erratic, and she knew he was close. She tightened around him, and he groaned her name, his body tensing.
"Come with me," she whispered.
He thrust deep one final time, and they fell over the edge together, his release pulsing inside her as her own climax rippled through her. He collapsed against her, their hearts pounding in tandem, their breath ragged.
For long moments, they lay tangled together on the staged bed, the afternoon light shifting through the blinds. Daniel traced lazy patterns on her shoulder, and she listened to his heartbeat gradually slow.
"I should probably see the rest of the house," he said finally, a smile in his voice.
Vivian laughed. "I suppose you should."
They dressed in comfortable silence, and she showed him the remaining rooms with a new awareness, her body still humming with the memory of his touch. When they returned to the kitchen, he picked up her portfolio and flipped to the contract inside.
"I'll take it," he said. "Full asking price."
She blinked. "Just like that?"
He looked at her, his green eyes soft and certain. "I came for the house. I'm staying for you."
Vivian pulled out her pen and handed it to him, watching as he signed his name on the line. Daniel Mercer, the buyer. She signed beneath him, Vivian Whitaker, the agent. The contract was executed, the offer accepted.
He capped the pen and set it down, then pulled her into his arms.
"Dinner tonight," he said. It wasn't a question.
"Tonight," she agreed.
He kissed her once more, soft and promising, and then he was gone, leaving her standing in the lemon-scented entryway of a house that had just sold, her heart full and her future suddenly, wonderfully uncertain.
Open House Training
The for sale sign still stood in the driveway of the Comer property, the same one she had already shown him twice before. Josh had to admit the location was ideal, the layout impressive for the price. But all of that was secondary now. What mattered was the training.
Josh arrived at the open house early, as instructed. Vivian met him at the door, her expression all business. She wore a cream silk blouse and a tailored navy skirt, her hair in its precise bob. Professional. Impersonal.
"Mr. Comer, I'm glad you could make it," she said, her voice carrying the practiced warmth of a real estate professional. "We've got a good turnout expected. I'll need your help with some of the details."
"Of course, Ms. Whitaker," he replied, following her inside.
The house was a sprawling colonial, all hardwood floors and crown molding. It was staged to perfection, with fresh flowers in crystal vases and throw pillows arranged just so. The air smelled of vanilla and something clean, like fresh laundry.
Vivian led him through the living room, past the kitchen with its marble countertops, and into a small den at the back of the house. The room had a heavy wooden desk, a leather armchair, and floor-to-ceiling bookshelves. It felt private, separate from the rest of the house.
"You'll be stationed here," she said, closing the door behind them. "There's a back staircase that leads to the kitchen. You'll use that when you need to move."
Josh nodded, his heart already starting to beat faster. He knew this wasn't about helping with the open house. It was about something else entirely.
"The first buyers should be here shortly," Vivian continued, checking her watch. "That gives us some time." She looked at him, her gaze sharp and assessing. "You've been wearing the device?"
"Yes, Ms. Whitaker." The chastity cage was a constant presence, a reminder of her control. It was uncomfortable at first, but now it felt almost natural. Like a part of him.
"Good. Today's lesson is about obedience under pressure." She walked to the desk and opened a drawer, pulling out a length of silk rope. It was deep red, almost the color of wine. "You're going to learn to stay quiet, no matter what's happening. No matter what I'm doing to you."
Josh swallowed hard. The rope looked soft, but he knew it would be strong. "I understand."
"Do you?" Vivian moved closer, the rope draped over her hands. "Because this isn't like last time. There will be people in this house. Potential buyers. They could walk in here at any moment." She paused, letting the words sink in. "If you make a sound, if you alert anyone to what's happening, the consequences will be severe. Do you understand?"
"I do, Ms. Whitaker." His voice was steady, but his pulse was racing.
"Good." She gestured to the leather armchair. "Sit."
He sat, the leather cool against his palms. Vivian moved behind him, and he felt her hands on his shoulders, guiding him to lean forward. She took his wrists, crossing them behind his back, and began to wrap the rope around them. Her touch was methodical, precise, each loop of the rope deliberate. She tied a knot, then another, securing his hands together.
"You can test it if you'd like," she said, her tone calm. "But I promise you, it won't budge."
Josh pulled against the rope. It was tight, but not painful. He couldn't move his hands more than an inch. He was completely bound.
Vivian came around to face him, her heels clicking on the hardwood floor. She looked down at him, her expression unreadable. "How does it feel?"
"Strange," he admitted. "But good."
"Good." She smiled, a thin, knowing smile. "Now, I need you to kneel."
He slid off the chair and onto his knees, the rope biting into his wrists as he moved. Vivian adjusted his position, nudging his knees apart with her foot.
"That's better," she said. "Now, you're going to stay here until I tell you otherwise. You're not going to move. You're not going to speak. You're going to be silent." She reached down and cupped his chin, tilting his head up to meet her gaze. "Can you do that for me, Josh?"
"Yes, Ms. Whitaker."
She nodded, satisfied, and then she walked to the door. "The open house starts soon. I'll be back for you when it's time."
She left, closing the door behind her. Josh was alone in the quiet den, his hands bound behind his back, his heart pounding in his chest. He could hear the sounds of the house settling, the hum of the refrigerator, the distant chirp of a bird outside. He tried to focus on his breathing, to calm the anticipation building inside him.
The minutes crawled by. He could hear voices in the distance, the murmur of conversation, an occasional laugh. The open house had started. People were walking through the house, admiring the kitchen and living spaces, the bedrooms upstairs. They had no idea he was here, kneeling in the den, his hands bound.
The thought sent a thrill through him. He was hidden in plain sight, a secret in the middle of an ordinary afternoon.
The door opened, and Vivian stepped inside. She closed it behind her, her movements quick and efficient. "It's time," she said. "Are you ready?"
"Yes, Ms. Whitaker."
She walked over to him, her heels clicking on the floor. She stood in front of him, her skirt at eye level. He could see the outline of her thighs through the fabric, the curve of her hips.
"I'm going to sit on your face," she said, her voice matter-of-fact. "You're going to use your tongue to please me. And you're going to do it silently. If I hear so much as a breath, you'll be punished. Do you understand?"
"I understand, Ms. Whitaker." His voice was barely a whisper.
She lifted her skirt, revealing a pair of black lace panties. She pulled them aside, exposing herself to him. She was already wet, her skin glistening in the dim light.
"Open your mouth," she commanded.
He obeyed, his lips parting. She lowered herself onto him, her weight pressing down on his face. He could taste her, salty and sweet, the scent of her filling his senses. He began to move his tongue, licking and probing, finding the rhythm she had taught him.
She let out a soft sigh, her hips shifting against his mouth. "That's it. Just like that."
He focused on her, on the taste of her, the feel of her against his lips. He tried to breathe through his nose, but her weight made it difficult. He could feel the pressure of her against his face, the heat of her skin.
"Remember," she whispered, her voice low. "Silent."
He nodded as best he could, the motion muffled by her body. He kept licking, kept pleasing her, his world narrowing to the sensation of her against his mouth.
Footsteps sounded in the hallway outside. A man's voice, a woman's laugh. They were close, just on the other side of the door. Josh froze, his tongue stilling against Vivian's skin.
She gripped his hair, her fingers tightening. "Don't stop," she hissed, her voice barely audible. "Keep going."
He obeyed, his tongue moving again, even as his heart hammered in his chest. The voices grew louder, closer. He could hear every word of their conversation.
"This den is lovely," a woman said. "So much natural light."
"Yes, and the built-ins are a nice touch," a man replied.
They were right outside the door. Any second, they could open it. They could see him, kneeling on the floor, his hands bound, Vivian sitting on his face.
Vivian pressed down harder, her weight forcing him deeper into the carpet. She was using him, taking her pleasure from him while the buyers stood just feet away. He could feel her getting wetter, her hips moving in small, tight circles against his mouth.
"I wonder if the door is locked," the woman said.
Josh's blood ran cold. He heard a hand on the doorknob, a slight rattle. The door was locked, but it was an old lock. It wouldn't hold if they really tried.
Vivian didn't move. She didn't even flinch. She just kept grinding against his face, her breath coming in soft, controlled gasps.
"It's locked," the man said. "Probably a storage room or something."
"Let's move on," the woman said. "I want to see the master suite."
The footsteps retreated, fading down the hallway. Josh let out a shaky breath, the tension flooding out of him. He hadn't even realized he'd been holding his breath.
Vivian shifted her weight, grinding against him more firmly. "Good boy," she murmured. "You stayed quiet. Now make me come."
He redoubled his efforts, his tongue moving faster, more urgently. He traced the folds of her with deliberate strokes, then focused on the swollen bud of her clit, circling it with the tip of his tongue before flattening it against the sensitive flesh. She shuddered above him, her thighs tensing on either side of his head.
He could feel her getting close, her muscles tensing, her breath catching. He pushed deeper, tasting her, the wetness spreading across his chin. He sucked gently, then harder, alternating between broad strokes and quick flicks that made her hips jerk against his face.
Her hand found his head again, fingers threading through his hair, pulling him impossibly closer. She rode his mouth in slow, grinding circles, using him for her pleasure. The wet sounds of his tongue against her were obscenely loud in the quiet room, but she didn't seem to care. She was lost in it now, her composure cracking.
"Right there," she breathed, her voice barely a whisper. "Don't stop. Don't you dare stop."
He didn't. He kept his rhythm steady, relentless, feeling her body climb toward release. Her thighs began to tremble, her breathing ragged and shallow. He could feel the orgasm building in her, the tension coiling tight in her belly.
When she came, it was with a soft, shuddering gasp. Her body convulsed against his face, her hips jerking in quick, involuntary thrusts. He felt the rush of wetness on his tongue, the rhythmic clenching of her muscles. She held herself there for a long moment, riding out the waves of pleasure, her weight pressing down on him until he thought he might drown in her.
Then she slowly lifted herself off him. He gasped for air, his face flushed and wet. He looked up at her, his eyes dazed.
Vivian smoothed her skirt, her expression calm and composed. She reached down and helped him to his feet, then turned him around to untie his hands. The rope fell away, and he rubbed his wrists, the skin red and marked.
"You did well," she said, her voice professional again. "But there's still more to learn." She walked to the door and opened it, gesturing for him to follow. "The open house isn't over yet."
He followed her out of the den, his legs shaky, his mind reeling. The house was full of people, couples wandering through the rooms, admiring the fixtures. No one looked at him twice. He was just another visitor, just another face in the crowd.
Vivian led him to the kitchen, where a couple was examining the appliances. She launched into a description of the refrigerator's features, her voice warm and engaging. Josh stood beside her, nodding along, his mind still back in the den.
He could still taste her on his lips. He could still feel the weight of her on his face. He could still hear the voices outside the door, the thrill of being discovered, the terror and the ecstasy of it all.
This was only the beginning. He knew that now. She was training him, molding him, shaping him into something new. And he was grateful for it.
The open house continued, a blur of faces and conversations. Josh followed Vivian from room to room, helping her answer questions, handing out brochures. He played his part perfectly, the helpful assistant, the interested buyer.
But every time he looked at her, he remembered. Every time she smiled at him, he felt the weight of her control. He was hers, completely and utterly hers.
And he wouldn't have it any other way.
Later, after the last buyers had left and the house was empty again, Vivian called him into the den. She was sitting in the leather armchair, her legs crossed, a glass of water in her hand.
"Close the door," she said.
He obeyed, his heart pounding. He stood in front of her, waiting.
"You did well today," she said. "You stayed quiet, even when it was hard. That's a good sign." She set the glass down and stood up, walking over to him. "But we still have work to do. You're not fully trained yet."
"I know, Ms. Whitaker."
She reached out and touched his face, her fingers tracing the line of his jaw. "But you're making progress. I can see it in your eyes. You're starting to understand what it means to belong to me."
He leaned into her touch, his eyes closing. "I do understand."
"Good." She pulled her hand away, her expression turning businesslike. "Now, let's review the feedback from today's showing. There are a few things we need to discuss."
He nodded, pushing down the disappointment. There would be time for more later. For now, he would follow her lead. He would learn. He would obey.
And he would become exactly what she wanted him to be.
Closing Night
The escrow papers had been signed an hour ago. Vivian watched Josh fidget with his keys, the weight of ownership settling on his shoulders. She felt a different kind of satisfaction, one that had nothing to do with her commission.
"You look like a man who needs to christen his new home," she said, her voice low and deliberate.
Josh looked up, his brown eyes meeting her green ones. "I thought that was implied when you suggested we come here straight from the closing."
She smiled, slow and knowing. "I like a man who pays attention to details."
The empty house echoed around them. No furniture, no curtains, just clean walls and hardwood floors and the scent of fresh paint. The master bedroom was upstairs, and Vivian had already planned exactly how this evening would unfold.
"Take off your jacket," she instructed. "You won't need it where we're going."
Josh shrugged off his blazer, letting it fall to the floor. She noted the way his hands trembled slightly, not from fear but from anticipation. Good. He was learning.
"Follow me," she said, and she led him up the stairs, her heels clicking against the wood.
The master bedroom was large, with a bay window that let in the last of the evening light. The room was empty, but Vivian had come prepared. Her oversized leather tote sat in the corner, and she retrieved it now, setting it on the floor.
"Tonight is a celebration," she said, unzipping the bag. "But for me, it's also a claiming. This is your home now, Josh. And I want you to understand that you belong to me in it."
He swallowed, his Adam's apple bobbing. "Yes, Ms. Whitaker."
"Good." She pulled out the strap-on, a sleek black piece of silicone attached to a leather harness. She set it aside, then retrieved the lube and a small towel. "I'm going to take you tonight. In a way you've never been taken before."
Josh's eyes were wide, but he didn't look away. "I've never... I mean, I've thought about it, but I've never actually..."
"I know." She stepped closer, cupping his face in her hand. "That's why I'm going to be so careful with you. So slow. So thorough. You're going to feel everything, Josh. Every inch. Every moment. And when it's over, you're going to know exactly who you belong to."
He leaned into her touch, his eyes closing. "I already know."
"Then show me." She stepped back, gesturing to the empty room. "Strip. Fold your clothes neatly. Then kneel."
She watched him obey, his movements precise and careful. He folded his shirt, his pants, his boxers, placing them in a neat pile. Then he knelt, his hands on his thighs, his gaze on the floor.
"Look at me," she commanded.
He raised his eyes. She could see the trust there, the willingness. It made her heart beat faster.
"You've done so well, Josh. Tonight is your reward. And your next step."
She undressed slowly, letting him watch. She removed her jacket, her blouse, her skirt, her stockings, until she stood before him in only her heels. Then she strapped on the harness, adjusting it until it sat perfectly against her body. The silicone cock rose from her hips, curved and substantial.
Josh's breath hitched when he saw her fully equipped.
"Come here," she said, and he crawled to her, stopping at her feet. She reached down and guided his head to her thigh. "Kiss it. Worship it."
He pressed his lips to the leather, then the silicone, his tongue tentative at first, then more confident. She let him explore her new anatomy, his mouth warm against the phallus that would soon be inside him. His tongue traced the length of it, base to tip, reverent and curious. She watched his lips stretch around the head, taking it in, and she felt a surge of power that went straight to her core.
"That's it," she murmured, her fingers threading through his hair. "Show me how much you want this. How much you want me inside you."
He moaned around the silicone, the vibration traveling through the harness and against her skin. She pulled him off gently, a string of saliva connecting his lips to the tip.
"Enough," she said softly, pulling him up. "On your hands and knees."
He complied, his body tense with anticipation. She knelt behind him, the lube cool in her hand. She coated her fingers first, then gently, slowly, she began to prepare him.
"Breathe," she instructed, her finger circling his entrance. "Relax. Trust me."
He did. She felt him yield, felt the tension leave his body as she worked him open. One finger first, sliding in carefully, feeling the tight ring of muscle resist and then give. She held still, letting him adjust, before she began to move. In and out, slow and steady, coating his inner walls with slickness.
"Good," she praised. "You're opening for me so nicely."
She added a second finger, feeling him stretch around her. He groaned, pressing his forehead to the floor. She scissored her fingers, working him wider, and she felt him push back against her hand.
"That's it," she encouraged. "Take what you need."
A third finger joined the others, and he cried out, his body trembling. She paused, her free hand stroking his lower back in soothing circles.
"Shhh. You're doing so well. Just breathe through it."
He nodded, his breath coming in short pants. She felt him relax around her fingers, the resistance fading. She curled them, searching, and found the small swell of his prostate. She brushed it, and he jerked, a broken sound escaping his lips.
"Oh God."
"There it is," she said, massaging the spot with gentle pressure. "That's what I want. That's what you've been waiting for."
She worked him until he was writhing, until he was pushing back against her hand with desperate need. His cock hung heavy and hard beneath him, leaking onto the hardwood floor. She withdrew her fingers, and he whimpered at the loss.
"You're ready," she said, her voice thick with her own arousal. She applied lube to the strap-on, the silicone slick and cool. "Remember, if you need to stop, you say my name. You say Vivian. Not Ms. Whitaker. You understand?"
"Yes," he whispered.
"Say it. Let me hear you say it."
"Vivian," he breathed, and the sound of her name on his lips made her ache.
She positioned herself behind him, the tip of the toy pressing against his entrance. She moved slowly, deliberately, letting him feel every millimeter of her intrusion. The head breached him first, and he gasped, his fingers scraping against the floor.
"This is mine now," she said, sliding deeper. "This part of you is mine."
He cried out, a broken sound that was part pain, part pleasure, part surrender. She paused, letting him adjust, her hand stroking his back. She could feel the heat of him through the silicone, the way his body gripped and pulsed around the intrusion.
"Shhh," she soothed. "I have you. You're doing so well. Just breathe."
He nodded, his forehead pressed to the floor. She felt him relax around her, and she pushed deeper, inch by inch, until she was fully seated inside him. The base of the dildo pressed against her clit, and she shuddered at the sensation.
"Oh God," he moaned.
"No," she said, her voice firm but tender. "Just Vivian. And you're mine. Say it."
"I'm yours," he gasped.
She began to move, a slow, deep rhythm that had him crying out with every thrust. She pulled almost all the way out, feeling him clench around the tip, then pushed back in, burying herself to the hilt. The friction against her clit was exquisite, building her own pleasure with every stroke.
She watched the muscles in his back tense and release, watched his hands clench against the floor. She controlled the pace, the depth, the angle, driving him higher and higher. She angled her hips, searching for that spot inside him, and when she found it, he sobbed.
"There," she said, hitting it again. "That's where I want you."
"Please," he begged, his voice breaking. "Please, I need..."
"I know what you need," she said, her thrusts becoming harder, more deliberate. "And I'll give it to you. When I'm ready."
"You take me so well," she praised. "So beautifully. Look at you, opening for me."
He was sobbing now, tears streaming down his face, but he didn't ask her to stop. He pushed back against her, wanting more, needing more. The sounds of their coupling filled the empty room, wet and rhythmic, punctuated by his pleas and her commands.
She reached around and wrapped her hand around his cock, feeling it pulse in her grip. She stroked him in time with her thrusts, and he cried out, his body arching.
"Come when I tell you," she ordered. "Not before."
"Ms. Whitaker, I can't..."
"You can. You will. Wait."
She kept him on the edge, her own pleasure building as she watched him fall apart. The power of it, the intimacy of it, the way he trusted her completely. It was more than she had expected. It was everything.
She felt her own orgasm approaching, the base of the dildo grinding against her clit with every thrust. She picked up the pace, driving into him harder, faster, chasing her own release while keeping him suspended on the edge.
"Please," he sobbed. "Vivian, please."
"Now," she said, and she drove deep, holding him there as she came, her own cry joining his. His body convulsed around the silicone, his cock spurting in her hand, his release coating her fingers and the floor beneath them. She felt the rhythmic clenching of his orgasm through the toy, and it prolonged her own pleasure, wave after wave crashing through her.
She stayed inside him, breathing hard, feeling his release coat her thighs. She withdrew slowly, carefully, and collapsed beside him on the floor.
He was shaking, tears wet on his cheeks. She pulled him into her arms, holding him, stroking his hair.
"It's okay," she whispered. "I'm here. You did so well."
"I feel..." he started, then stopped, burying his face in her neck.
"I know." She held him tighter. "I feel it too."
They lay together on the floor of the empty bedroom, the moonlight streaming through the window. She had claimed him, yes, but she had also given herself to him in a way she hadn't expected. The emotional weight of it settled around her, warm and heavy.
"This house," she said softly, "is yours. But you are mine. And I will take care of you, Josh. I promise."
He lifted his head, his eyes red but clear. "I believe you."
She kissed his forehead, his cheeks, his lips. Then she stood, offering him her hand.
"Let's go downstairs. I brought champagne."
He took her hand, letting her pull him to his feet. He didn't bother to dress, and neither did she. They walked down the stairs, naked and unashamed, into the empty living room where the champagne sat cooling in a bucket she had hidden earlier.
"You think of everything," he said, his voice rough but happy.
"I think of you," she corrected, popping the cork. The sound echoed in the empty space.
They drank from the bottle, passing it back and forth, sitting on the floor of what would one day be a fully furnished home. But tonight, it was theirs. And that was enough.
"Thank you," he said quietly, the bottle between them. "For not making me feel ashamed. For..." He trailed off, gesturing vaguely.
"For seeing you," she finished. "For knowing what you needed even when you didn't."
He nodded, tears threatening again.
"You don't have to thank me," she said, taking his hand. "This is what I want. What I've wanted since the moment you walked into my office."
"Really?"
"Really. I saw you, Josh. I saw the man you could become. And I wanted to be the one to help you find him."
He squeezed her hand. "You already have."
They finished the champagne, the bubbles light on their tongues. Then she led him back upstairs, to the master bedroom, where they lay together on the floor, her body curled around his.
"Tomorrow," she murmured, her lips against his shoulder, "we start the next phase."
"I'm ready," he said, and she knew he was.
She closed her eyes, feeling his heartbeat against her back, steady and strong. The house was quiet around them, full of potential. And so was he. She had locked him in chastity, trained him in risk, and now she had taken him fully. There was no going back for either of them.
And she didn't want to.
She smiled in the darkness, her hand resting on his chest, and let herself drift toward sleep, already planning tomorrow's lessons.
Portfolio Review
The morning sun stretched long fingers of light across Vivian's desk, illuminating the documents she had arranged with characteristic precision. Josh's file lay open, its pages dense with her observations: his progress, his responses, the slow blossoming of his devotion. A smile played at the corner of her mouth as she traced a finger along the margin where she had written "excellent potential" in her careful script.
Her phone buzzed against the desk's surface. A text from Josh: "Ready when you are, Ms. Whitaker. I've been thinking about today all week."
She allowed herself a private moment of satisfaction before typing her reply. "Good. I have high expectations. Be at the first address in twenty minutes."
The day ahead was carefully orchestrated. Three properties, each chosen for a specific purpose. A portfolio review of sorts, though not the kind her colleagues would recognize. This was about assessing her investment in Josh, testing his growth, and introducing new layers of training.
She arrived at the first property, a sleek modern condo in the newly developed district, to find Josh waiting by the gate. He stood a little straighter now, his eyes brighter than when they had first met. The divorce had hollowed him out, but she had been filling those empty spaces with something far more substantial.
"Good morning, Mr. Comer." She stepped past him, key already in hand. "I trust you're prepared for a thorough review."
"Yes, Ms. Whitaker." He followed her inside, his footsteps echoing in the empty space. "I've been practicing what you taught me."
"We'll see." She walked through the open floor plan, her heels clicking against polished concrete. "This unit has been on the market for three months. The owners are getting anxious. But that's not why we're here."
She turned to face him, crossing her arms beneath her breasts. "Today is about assessing your progress. I've invested considerable time and energy into your training, Josh. I need to see results."
His throat moved as he swallowed. "What do you need from me?"
"Everything." She smiled, enjoying the way his breath caught. "But we'll start simple. Remove your jacket and shoes. I want you comfortable for what comes next."
He complied quickly, folding his jacket over a kitchen counter and toeing off his loafers. She observed him, noting the slight tremor in his hands, the eagerness in his posture. Good. He was ready.
"Come here." She led him to the living room, where floor-to-ceiling windows overlooked the city. "Kneel."
He dropped without hesitation, his knees finding the polished concrete. She stood before him, close enough that his breath warmed her stockings.
"You've made progress, Josh. I can see it in how you move, how you respond. But today we're going deeper." She unzipped her skirt, letting it fall to her ankles. "I want you to show me what you've learned. And I want you to understand that service doesn't always end with release."
His eyes lifted to hers, a question forming.
"No." She answered it before he could speak. "You won't be coming today. Maybe not this week. Denial is part of your training. Learning to serve without expectation of reward."
She saw the flash of disappointment in his eyes, quickly masked by obedience. "Yes, Ms. Whitaker."
"Good boy. Now show me what you can do."
He leaned forward, pressing his lips to her thigh through the thin fabric of her stockings. His hands found her calves, stroking upward with tentative reverence. She allowed it, watching him find his rhythm, waiting to see if he would take initiative or need guidance.
His mouth traced a path higher, finding the hem of her stockings and kissing the bare skin above. She felt his breath, warm and steady, against her. He was learning patience. Good.
She reached down and guided his head. "Higher. And use your tongue."
He obeyed, his tongue tracing a line up her inner thigh until he reached the fabric of her panties. She heard him moan softly against her, the sound vibrating through her sensitive skin. His lips brushed the silk, kissing her through the barrier before his tongue pressed flat, tasting her even through the thin material.
"That's it. Show me you want this." She shifted her stance, widening her legs. "Show me you need this."
His fingers found the waistband of her panties, pulling them down with careful reverence. She stepped out of them, now fully exposed to his hungry gaze. He looked up at her, his eyes dark with want, his lips parted and glistening.
"You may begin."
He buried his face between her thighs, his tongue finding her center with surprising accuracy. She gasped, her hand finding his hair and gripping tight. He worked with dedication, his tongue circling her clit with slow, deliberate strokes before dipping lower to taste her more fully. His moans vibrated against her most sensitive flesh, sending shivers up her spine.
She let him continue, enjoying the view of him kneeling before her, completely focused on her pleasure. His tongue varied its pressure, learning her responses, flattening when she tensed and flicking when she relaxed. He was adapting, reading her body like a market report, analyzing which touches made her breath hitch and which made her thighs tremble.
The morning light caught the silver in her hair as she threw her head back. "Faster. Don't stop."
He doubled his efforts, his hands gripping her thighs for leverage. His mouth sealed over her clit, sucking gently while his tongue worked in tight circles. She felt the familiar coil building deep in her belly, the pressure rising with each pass of his tongue.
But she wouldn't let herself fall yet. She needed to maintain control, to set the example.
She pulled away, stepping back. He looked up, confused, his lips swollen and wet with her.
"Good. But we have more to cover today." She smoothed her hair, reaching for her skirt. "Dress. We're moving to the next property."
He scrambled to his feet, his arousal evident in the tightness of his trousers. She ignored it, focusing on the next location in her mental schedule.
The second property was a Victorian house, all dark wood and ornate moldings. Vivian had chosen it specifically for its contrast to the modern condo. Different atmosphere meant different responses, and she wanted to see how Josh adapted.
"This property requires a more delicate touch," she said as they entered the foyer. "The owners have maintained all the original features. They're proud of it."
Josh nodded, his eyes scanning the antique furniture, the heavy drapes. "It's beautiful."
"It is. And it's going to be your classroom for the next hour." She pulled a small velvet box from her purse. "I have something new for you."
She opened the box to reveal a sleek silicone plug, its base shaped like a jewel. Josh's eyes widened.
"You've been wearing the chastity device I gave you. You've proven you can follow instructions. Now I want to see if you can serve while wearing this." She held it up, turning it so the light caught the jeweled base. "It's about training your body to associate service with fullness. With preparation."
He swallowed. "I understand, Ms. Whitaker."
"Good. Strip from the waist down and bend over the back of that sofa."
He obeyed, his hands gripping the velvet upholstery as she approached. She circled him slowly, enjoying his exposed vulnerability, the way his muscles tensed in anticipation. Then she uncapped the lubricant, coating the plug with generous attention.
"Relax for me, Josh. This is part of your training."
She pressed the tip against his entrance, feeling him tense. "Breathe," she commanded. "Let me in."
He exhaled, and she pushed forward with steady pressure, sliding the plug into place. He gasped, his body clenching around the intrusion before gradually accepting it. She watched his back muscles ripple as he adjusted, his knuckles whitening against the sofa.
"There. That wasn't so hard, was it?" She smoothed her hands over his buttocks, enjoying the sight of the jeweled base nestled between them. She gave it a gentle tug, testing its fit, and he whimpered. "Now dress. We have work to do."
They spent the next hour walking through the property, Vivian pointing out architectural details while Josh followed, acutely aware of the plug shifting inside him with every step. She had him open windows to let in fresh air, dust the banisters, arrange throw pillows. Each task required movement, which meant constant stimulation.
She observed him working, noting the way he adjusted his stance, the occasional sharp intake of breath when the plug pressed against something sensitive. He was learning to function with discomfort, to prioritize service over his own comfort.
"You're doing well," she said as he finished fluffing a cushion. "But I want to see more. Come here."
He approached, his gait careful and measured. She sat on the edge of a tufted sofa, patting her lap. "Lie across me."
He did, his weight settling across her thighs. She reached down, feeling the plug's base through his trousers. "You've been aware of this all afternoon?"
"Yes, Ms. Whitaker." His voice was strained. "I can't stop thinking about it."
"Good. That's the point." She pressed down on the plug, making him jolt and cry out. She held the pressure, feeling his body squirm against her lap. "Every moment of your training is designed to keep you focused on your purpose. On serving me."
She released him and stood. "We have one more property to visit. Let's go."
The penthouse occupied the top floor of a new development, with wraparound balconies and views that stretched to the mountains. Vivian had saved it for last because it represented aspiration, the kind of property that made people dream.
And she wanted Josh to dream of earning his release.
"This is the crown jewel of my current listings," she said as they stepped into the open plan living space. Floor to ceiling glass framed the sunset, painting everything in shades of gold and rose. "I thought it appropriate for the final stage of your review."
Josh stood at the center of the room, turning slowly to take in the view. "It's incredible."
"It is. But you're not here to appreciate the real estate." She took his hand, leading him to a chaise lounge positioned before the windows. "You're here to show me you've earned the right to continue this arrangement."
She sat, gesturing for him to kneel before her. He did, his eyes meeting hers with an intensity that made her breath catch. He had grown. The hesitant man she had first met was becoming someone else entirely.
"I've been thinking about what you said," he began, his voice low. "About serving without expectation. And I want you to know that I understand now. I don't need release. I need you."
She studied him, looking for signs of deception. She found none. "Prove it."
He leaned forward, pressing his lips to her ankle. Then he began a slow, deliberate worship of her legs, his mouth trailing up her calves, her knees, her thighs. Each kiss was a prayer, each touch an offering. He took his time, his tongue tracing the edge of her stocking before pressing warm kisses to the sensitive skin of her inner thigh.
She let him continue, watching the sunset paint his features in warm light. He was beautiful like this, lost in service. She felt her own arousal building but she held it in check, maintaining the distance that made their dynamic work.
When he reached her center, she guided him with her hand. "Here. Show me your devotion."
He obeyed, his tongue finding her with the same dedication he had shown earlier but more refined now, more attuned to her responses. He read her body like a seasoned investor reads a rising market, adjusting his pace, his pressure, his angle until she was gripping the chaise's armrests, her breath coming in short gasps.
His tongue traced slow circles around her clit before dipping lower, tasting her fully. Then he returned to that swollen bud, flicking with just enough pressure to make her thighs tremble. He slipped a finger inside her, curling it against her front wall while his mouth continued its devoted work. She cried out, her hips tilting toward him.
"Don't stop," she commanded, her voice tight. "Don't you dare stop."
He didn't. He kept going, his tongue working her with increasing intensity while his finger maintained its rhythm inside her. She felt the release building, unstoppable now, rising from deep within her. Her body tensed, every nerve ending focused on the point where his mouth met her flesh.
She let go, crying out as her climax rolled through her in waves. Her body arched off the chaise, her hand fisting in his hair as the pleasure crested and broke. He stayed with her through every pulse, his tongue gentle now, soothing, drawing out the last tremors until she finally stilled.
He rested his head on her thigh, breathing hard, his face slick with her. She stroked his hair, allowing herself a moment of tenderness. "You did well today, Josh. Very well."
He looked up at her, his eyes wet with want and something deeper. "I don't need to come, Ms. Whitaker. I just need to serve you."
She believed him. And that belief was the foundation of everything they were building together.
"We'll see about release. In time. If you continue to progress." She stood, straightening her skirt. "For now, you can take out the plug. You've earned that much."
He reached behind himself, carefully removing the plug. She watched him, noting the way his body stilled as it slid free, the soft groan that escaped his lips.
"Thank you, Ms. Whitaker."
"You're welcome." She picked up her purse, handing him his jacket. "I'll be in touch about our next session. I have some ideas I want to explore."
He nodded, his devotion clear in every line of his body. "I'll be ready."
She left him there, standing in the sunset-lit penthouse, transformed by the day's training. As she walked to her car, she allowed herself a rare moment of satisfaction. The portfolio review had been a success. Josh was progressing beautifully.
And she had only begun to shape him.
Escrow Domination
The secluded lake house sat at the end of a winding gravel road, surrounded by ancient oaks that filtered the late afternoon light into dappled patterns. Vivian parked her Mercedes in the circular driveway and killed the engine, letting the silence settle around them like a blanket.
Josh shifted in the passenger seat, his hands resting on his thighs. He wore the simple gray slacks and white button-down she had selected for him that morning. No underwear. No key to the device that held him secure.
"We've got the property for the full weekend," Vivian said, her voice low and deliberate. "No showings. No interruptions. Just you and me and the work ahead."
"The work?"
She turned to face him, her green eyes catching the golden light. "You didn't think a weekend away meant a vacation, did you?"
His throat moved as he swallowed. "No, Ms. Whitaker."
"Good." She stepped out of the car, her heels clicking against the stone driveway. The lake house rose before them, a modernist structure of glass and cedar that seemed to grow from the hillside. Floor to ceiling windows reflected the sky and the trees, offering glimpses of the water beyond.
Josh followed with their bags, his footsteps heavier on the path. Vivian unlocked the front door and stepped inside, letting the space unfold around her. Open concept living area. A kitchen of polished concrete and stainless steel. A fireplace that dominated one wall, its hearth wide enough to sit in. And beyond the glass, the lake stretched silver and still toward the horizon.
"This is incredible," Josh breathed, setting down the bags.
"It's one of my favorite listings," Vivian said, walking through the space with possessive grace. She ran her fingers along the kitchen counter, checked the thermostat, opened the sliding glass door to let in the evening air. "Secluded. Private. The perfect place for intensive training."
Josh stood in the center of the living room, uncertain where to put himself. Vivian watched him from the doorway to the deck, enjoying his discomfort.
"The first thing you need to understand about this weekend," she said, "is that your schedule belongs to me. Every moment of it. Your actions, your thoughts, all of it."
"Yes, Ms. Whitaker."
"You'll wake when I tell you to wake. You'll eat what I serve you, and you'll speak only when I invite you to speak." She stepped closer, her heels echoing on the hardwood. "And you'll serve me in whatever way I require, whenever I require it."
His breathing had quickened, his chest rising and falling beneath the white cotton. "I understand."
"Do you?" She stopped inches from him, close enough to smell his skin, his nervous warmth. "Then show me. Take off my shoes."
He dropped to his knees immediately, his hands reaching for her ankle. Vivian watched him work the buckle of her heel, his fingers careful and precise. He slid the shoe from her foot and set it aside, then moved to the other. When both were removed, he looked up at her, waiting.
"Good," she said, the word a reward. "Now my jacket."
He rose to his feet and reached for the blazer she wore, sliding it from her shoulders with reverence. Vivian turned away from him, walking toward the master bedroom. "Bring the bags. I want to show you where you'll be sleeping."
The master suite occupied the entire east wing of the house, a vast room with a king bed that faced the lake through a wall of glass. An ensuite bathroom with a soaking tub large enough for two. A walk-in closet that could hold a wardrobe for a season.
"You'll sleep here," Vivian said, gesturing to a padded bench at the foot of the bed. "When I allow you to sleep."
Josh set the bags down, his eyes moving from the luxurious bed to the narrow bench. "Yes, Ms. Whitaker."
"Undress. I want to see you."
He obeyed without hesitation, his fingers working the buttons of his shirt. The garment fell away, revealing the lean musculature of his chest, the faint definition of his abdomen. He unfastened his slacks and let them pool at his feet, standing before her in nothing but the device that locked his sex in unyielding steel.
Vivian circled him slowly, her gaze traveling over every inch of exposed skin. She stopped behind him, her fingernail tracing the line of his spine. "You've been obedient this week. No unauthorized release?"
"No, Ms. Whitaker."
"Good boy." The praise sent a visible shudder through him. "This weekend, we're going to deepen your training. You'll learn what it means to serve not just for an hour or an evening, but for days. To exist in a state of constant readiness for my pleasure."
She moved to the bed and sat on its edge, her skirt riding up her thighs. "Come here. On your knees."
Josh crossed the room and lowered himself before her, his knees pressing into the plush carpet. Vivian reached out and cupped his face, her thumb tracing his lower lip.
"I've grown fond of you," she said softly. "More than I expected to. This weekend isn't just about training. It's about discovering whether you're ready for something deeper."
"I'm ready," he said, his voice rough with desire. "I want to be ready."
"Then prove it. Start with my feet."
He bent forward, his lips brushing her arch. Vivian leaned back on her hands, watching him work. His mouth was warm and reverent, kissing each toe, tracing the curve of her instep. She closed her eyes and let herself feel it, the devotion in his touch.
"Higher," she murmured.
His hands moved up her calves, his mouth following. He pushed her skirt higher, exposing her thighs, and pressed his lips to the sensitive skin just above her knee. Vivian's breath caught. The weekend stretched before them, full of possibility.
"Stop," she said, and he froze. "Look at me."
He raised his eyes to hers, his lips still parted, his breath coming in short gasps. The desperation in his gaze was beautiful.
"You'll learn patience this weekend," Vivian said. "You'll learn that my pleasure comes first, always, and that your own satisfaction is a gift I may choose to give or withhold." She stroked his hair, feeling the softness of it between her fingers. "Are you ready for that?"
"Yes, Ms. Whitaker."
"Then let me show you to the kitchen. You're going to make me dinner."
He helped her rise, his hands lingering on her skin. Vivian led him through the house, explaining the layout of the kitchen, the location of ingredients she had stocked earlier in the week. Josh moved with purpose, gathering pots and pans, washing vegetables at the sink.
Vivian settled onto a stool at the breakfast bar, a glass of wine in her hand, watching him work. The domesticity of the scene pleased her. This was what she wanted. Not just a submissive for a scene, but a partner in the daily rhythms of life. Someone to cook for her, to serve her, to share her space on her terms.
"Tell me about your week," she said.
Josh paused, knife in hand. "You want me to speak?"
"I want you to share yourself with me. Your thoughts, your feelings." She took a sip of wine. "I own your body this weekend. But I also want to understand your mind."
He resumed chopping, the blade rhythmic against the cutting board. "It's been strange. Good strange. I keep thinking about what we've done, what you've shown me." He glanced at her, then back at his work. "I feel more myself than I have in years. Even when I'm locked up, even when I'm kneeling. Maybe because of it."
Vivian smiled, a genuine warmth spreading through her chest. "That's because you're discovering who you really are. The divorce stripped away the pretense. Now you're building something authentic."
"With you."
"With me." She set down her wine glass. "Come here."
He crossed to her, his hands still wet from rinsing herbs. Vivian took his face in her hands and kissed him, slow and deep, tasting the wine on his lips. When she pulled back, his eyes were dark with want.
"Finish cooking," she said. "Then you'll serve me. And then we'll begin the real work of the evening."
Dinner was simple but elegant. Grilled salmon with herbs, roasted vegetables, a salad with vinaigrette. Josh served her first, then ate standing at the counter while she sat at the table. The dynamic felt natural, comfortable. Vivian found herself savoring not just the food but the company, the quiet intimacy of the shared meal.
Afterward, Josh cleared the dishes and washed them by hand while Vivian retreated to the living room. She built a fire in the stone hearth, the flames casting dancing shadows across the glass walls. Outside, the lake had gone dark, the last light bleeding from the sky.
When Josh joined her, she was seated on the sofa, her legs crossed, her posture regal. He approached her and knelt without being told, his eyes seeking her approval.
"You're learning," she said.
"I want to please you."
"I know." She reached out and traced the line of his jaw. "Tonight, I'm going to take you somewhere you've never been. Not physically. Emotionally."
He waited, his breath shallow.
"I want you to worship me. Not just my body, but everything I am. My strength and authority. The fact that I own you." She stood and walked to the fireplace, the heat warming her back. "I want you to tell me what you feel when you look at me. What you feel when you submit."
Josh turned on his knees to face her. "I feel safe," he said, his voice barely above a whisper. "I feel like I've been fighting my whole life and I finally get to stop. When I'm with you, when I'm kneeling, everything makes sense."
"And what do you want from me?"
"Everything." The word broke from him, raw and honest. "I want you to use me and shape me. Make me yours in every way that matters."
Vivian felt something shift in her chest, a door opening that she had kept carefully locked. She crossed to him and sank to her knees, meeting him at eye level. "I'm going to do exactly that. But you need to understand what it means."
She took his hands and placed them on her thighs. "This weekend, you're going to learn to read my needs before I voice them. You're going to anticipate what I want and provide it without being asked. By Sunday night, I want you to know my body and moods, my desires as well as I know them myself."
"I'll try."
"You'll succeed." She leaned forward and kissed him, soft and lingering. "Because I won't accept anything less."
The kiss deepened, his mouth opening under hers. Vivian guided him backward until he was lying on the rug before the fire, his body stretched out beneath her. She rose over him, her skirt pooling around her hips, the heat of the flames warming her back.
"Touch me," she said. "Show me what you've learned."
His hands moved up her thighs, hesitant at first, then more confident. He found the edge of her underwear and traced along it, his fingers dancing over the sensitive skin of her hip. Vivian closed her eyes, letting herself feel his exploration.
"Higher," she breathed.
He slid his hand beneath the fabric, finding her wet and ready. His touch was reverent, worshipful, as if he were handling something sacred. Vivian arched into his palm, a soft moan escaping her lips.
"Yes," she said. "Like that."
He worked her slowly, learning the rhythm she preferred, the pressure that made her gasp. Vivian watched him through half lidded eyes, seeing the concentration on his face, the desperate desire to please her. His fingers traced the slick folds of her sex, parting her gently, finding the swollen bud of her clit and circling it with maddening patience. She could feel her own wetness coating his fingers, hear the soft, intimate sounds of his touch as he stroked her.
"More," she commanded, her voice thick with need.
He pressed two fingers inside her, curling them upward as his thumb continued its slow circles on her clit. Vivian's hips rocked forward, grinding against his hand. The pleasure coiled tight in her belly, building with each deliberate stroke. She braced her hands on his chest, feeling his heart hammering beneath her palms, his body taut with the effort of holding back his own desire.
"You're being so good for me," she murmured, and he groaned in response, his fingers quickening their rhythm. The sound of his arousal, the way his hips shifted beneath her seeking friction he couldn't find, only heightened her own. She rode his hand with increasing urgency, her breath coming in sharp gasps.
"I'm going to come," she said, her voice tight. "And you're going to keep touching me until I tell you to stop."
His fingers moved faster, more precisely, and Vivian let herself fall. The orgasm built in her core, spread through her limbs, and broke against his touch like waves against the shore. She cried out, her body shuddering, her inner walls clenching around his fingers as the pleasure crested and spilled through her. Josh held her through it, his hand never faltering, his thumb drawing out every last tremor until she was trembling and spent above him.
When she finally stilled, she looked down at him. His eyes were bright with wonder, with pride at having pleased her. His fingers glistened with her release, and he brought them to his lips without being asked, tasting her, his eyes never leaving hers.
"Good boy," she whispered.
He smiled, a genuine smile that softened his features. Vivian leaned down and kissed him, tasting herself on his lips, her tongue sweeping into his mouth to claim him fully.
"That was just the beginning," she said. "We have two more days."
She rose and extended her hand to him. He took it and stood, his body pressed against hers in the firelight. She could feel the steel of his device pressing cold against her thigh, a reminder of his restraint, his surrender.
"Now take me to bed," she said. "And show me what else you've learned."
He led her to the master suite, his hand warm in hers. The bed was vast and white, the lake visible through the glass in the darkness. Josh helped her undress, his hands careful with each button, each clasp. When she stood naked before him, he knelt and pressed his lips to her stomach, his mouth trailing lower, over the curve of her hip, across the sensitive skin of her inner thigh.
"I love you," he said, the words escaping him like a secret.
Vivian's heart clenched. She stroked his hair, her fingers trembling slightly. "I know. I love you too."
She pulled him onto the bed, into her arms, and held him there. The night stretched before them, full of possibility, full of surrender. And for the first time in years, Vivian felt something she had almost forgotten.
Hope.
She would shape him and own him. Love him. And in doing so, she would save them both.
Contract Renewal
Josh sat across from me in my office, his hands clasped tightly in his lap. The afternoon light filtered through the blinds, casting stripes across my desk. He hadn't said much since he arrived, which struck me as unusual. He was always eager to update me on his progress.
"Is there something you want to tell me, Josh?"
He looked up, his brown eyes meeting mine. There was fear there. Genuine fear. "I've been thinking a lot lately. About us. About what this means."
I leaned back in my chair, letting the silence stretch. Let him feel the weight of his words. "Go on."
"I'm scared, Ms. Whitaker. Not of you. Of what I'm becoming. Of how much I need this." He gestured vaguely at the room, at me, at the invisible bonds between us. "I didn't sign up to lose myself completely."
"You signed a contract," I said evenly. "You agreed to terms. We've been following those terms."
"I know. But the thought of renewing, of going deeper, it terrifies me."
I stood and walked around the desk, perching on the edge. Close enough to touch but not touching. "Terror isn't necessarily bad. It means you're alive. It means you're paying attention."
He nodded, swallowing hard. "I don't know if I can do this. If I can give you everything."
I studied him for a long moment. This was the hesitation I'd been waiting for. I needed to orchestrate a session that would push past his fear and reaffirm his need. A high-stakes test of risk and pleasure. Something that would make him choose.
"Stand up, Josh."
He obeyed instantly, his body responding before his mind could catch up. Good. Promising.
"Take off your clothes."
His eyes widened. "Here? In your office?"
"Yes. Right now. Every piece."
He hesitated, his fingers trembling slightly as they reached for his top button. But then he began undressing, slowly, deliberately. His shirt came off first, revealing the lean muscles I had helped tone. His pants followed. His boxers. Soon he stood naked before me, shivering slightly in the air conditioning.
"On your knees."
He dropped without question, his hands resting on his thighs. I walked around him, my heels clicking on the hardwood floor. When I stood behind him, I spoke softly.
"You're afraid of losing yourself. But you don't realize you've already been found."
I reached down and touched his shoulder. He flinched but didn't pull away.
"I'm going to give you a choice tonight, Josh. A real choice. You can walk out that door right now, and we'll never speak of this again. No contract renewal. No obligations. You walk away clean."
He stayed still, his breathing ragged.
"Or you can stay. And if you stay, you're mine. Completely. Forever. No more limits. No more hesitation. You sign a new agreement that gives me everything."
He turned his head to look up at me, his eyes wet with tears. "And if I stay?"
"Then I own you. Body and soul. Every piece of you belongs to me."
The silence stretched. I could see him wrestling with himself, the fear and the desire warring in his chest. I waited.
"I can't leave," he whispered. "I don't want to. I need this. I need you."
"Then prove it. Show me you're ready."
I pointed to the leather couch against the wall. "Lie down on your back. Arms above your head."
He moved quickly, positioning himself as I had instructed. I retrieved a set of soft restraints from my desk drawer. I bound his wrists to the legs of the couch. Not tight enough to hurt. Just tight enough to hold.
"I'm going to test your commitment, Josh. I'm going to push you further than I ever have. And you're going to take it. You're going to show me that you're ready to be mine forever."
I stripped off my blouse and skirt, leaving myself in black lace. Then I knelt beside him, my fingers tracing down his chest, his stomach, stopping just short of his erection. He was already hard, straining toward my touch, his cock flushed and heavy against his belly.
"You've been denied for a week. I know you're aching. I know you're desperate. That's exactly where I want you."
I wrapped my fingers around him, feeling him pulse in my grip. A groan escaped his throat, his hips lifting off the couch. I stroked him once, twice, then released him. His whimper was exquisite.
"Please, Ms. Whitaker. Please."
"Not yet. First, you're going to tell me exactly why you want to stay."
I lowered my mouth to his skin, kissing a path from his collarbone to his hip. He arched into me, a desperate sound escaping his lips. My tongue traced the line of his hip bone, dipping lower, brushing the sensitive skin at the junction of his thigh. His whole body tensed.
"Because..." he gasped, his voice breaking. "Because you make me feel whole. Because I was lost before you found me. Because I don't want to go back to being that broken man."
I took him into my mouth, just the tip, swirling my tongue around the head. His words dissolved into a strangled moan. I sucked gently, then pulled away, leaving him trembling.
"More. I need more reasons."
"You're the only one who sees me," he panted. "The only one who knows what I need. I can't breathe without you. I can't think. I can't function. You're in my blood, Ms. Whitaker. You're in my fucking blood."
I rewarded him with another stroke of my tongue, running it along the underside of his shaft. His hips bucked, the restraints creaking as he pulled against them.
"Good. Now show me you mean it. Beg me to own you."
He struggled against the restraints, his body writhing. "Please own me. Please make me yours. I can't go back. I don't want to go back. I'm nothing without you. I'm empty. I'm hollow. Please, God, fill me. Fill me with your will. Make me into something worth keeping."
I smiled slowly, the satisfaction spreading through me like warm honey. "That's what I needed to hear."
I climbed over him, straddling his chest. My lace-covered sex hovered over his mouth, close enough for him to feel the heat radiating from me. "Then worship me. Show me your devotion."
He opened his mouth and I lowered myself onto his face, feeling his tongue press against the fabric. He was desperate, hungry, his muffled sounds of need vibrating through me. I reached down and pulled the lace aside, giving him full access. His tongue found me immediately, hot and wet and eager.
"That's it," I breathed, grinding against his mouth. "Show me how much you need this."
He licked me with long, deliberate strokes, his tongue circling my clit before dipping lower. I tangled my fingers in his hair, pulling him tighter against me. The pleasure built in waves, each stroke of his tongue sending electricity through my body.
"Don't stop," I commanded, my voice thick with desire. "Don't you dare stop."
He obeyed, his tongue working me with a devotion that bordered on reverence. I rode his face slowly, deliberately, savoring every moment. The risk of being discovered in my office, the vulnerability of being half-dressed, the sheer intensity of his submission. It was exactly what I needed.
I felt my orgasm building, a tight coil of heat in my belly. I pressed down harder, smothering him with my need. His tongue moved faster, matching my rhythm, his muffled moans telling me he was drowning in me and loving every second of it.
"Yes," I hissed, my head falling back. "Yes, just like that. You belong to me. This mouth belongs to me. Every part of you belongs to me."
The wave crashed over me. I came hard against his tongue, my body shaking, my thighs clamping around his head. He didn't stop, didn't slow down, his tongue working me through every aftershock until I was trembling and oversensitive.
I lifted myself off him, breathless. His face was slick with my wetness, his eyes glazed with need. His cock stood rigid, leaking, untouched and aching.
"Please," he whispered. "I need to come. Please let me come."
"Not today," I said, smiling down at him. "Your orgasm belongs to me now. I decide when you feel pleasure. I decide when you're released."
A whimper escaped his lips, but I could see the acceptance in his eyes. The surrender. He understood.
I unlocked the restraints. He sat up, his face flushed, his body trembling.
"Now sign the new contract."
I handed him a sheaf of papers, a pen already uncapped. He didn't read them. He signed his name with a shaking hand, not even looking at the words.
"I trust you," he said. "I trust you completely."
I took the signed papers and set them aside. Then I pulled him into my arms, holding him tight against me.
"You made the right choice, Josh. I promise you won't regret it."
He buried his face in my neck, his tears wet against my skin. "I love you."
The words hung in the air between us. I hadn't expected them. But I realized, with a start, that I felt the same. Not in the way I had loved before. This was different. This was ownership and devotion intertwined.
"I know," I whispered. "I know."
We stayed like that for a long moment, the silence broken only by the sound of our breathing.
The commitment was renewed. The contract was signed. And Josh was mine. Completely.
Keys to Submission
The moving truck pulled away from the curb in the late afternoon. Josh watched it go from the front window of the two-story colonial, his breath fogging the glass. The neighborhood was quiet, tree-lined, respectable. Nothing like the apartment he'd shared with Sarah during the final bitter months of the marriage. Nothing like the sterile hotel rooms where Vivian had first trained him.
This was real. This was permanent.
He turned and surveyed the empty living room. Sunlight streamed through the bay windows, catching dust motes in lazy spirals. His boxes were stacked against the far wall, but he hadn't unpacked a single one. Vivian had been specific about that. She wanted to oversee the process personally.
"You're staring at nothing again."
Her voice came from the doorway, smooth and amused. Josh turned to find her leaning against the frame, arms crossed, a knowing smile playing on her lips. She wore a cream silk blouse tucked into a charcoal pencil skirt, her silver-streaked hair perfect as always. She looked like she owned the place.
Which she did, technically. Through a holding company. For tax purposes, she'd explained. But the deed was in his name now. The mortgage was his responsibility. The key in his pocket was his.
And yet.
"I was just thinking," he said.
"That's dangerous." She stepped into the room, her heels clicking on the hardwood. "What were you thinking?"
"That this is really happening." He gestured vaguely at the space around them. "That I live here now. That you..."
"That I what?"
He swallowed. "That you're going to be here too. A lot."
Vivian stopped in front of him, close enough that he could smell her perfume. Chanel No. 5. He'd learned to recognize it within a week of their first meeting. She reached up and traced his jaw with one manicured finger.
"I'll be here whenever I want," she said. "That's what you agreed to, isn't it?"
"Yes."
"And you're happy about that?"
He nodded, his throat tight. "Yes. I am."
It was true. The hesitation he'd felt during the contract renewal had dissolved completely. That moment of doubt, that brief fantasy of walking away, it seemed laughable now. Where would he go? What would he do? Vivian had given him purpose. She'd given him structure, a framework for his desires that he'd never known existed.
She had given him himself.
"Good," she said. "Now let's get started. I want to see how you arrange things. How you keep them."
She walked to the stack of boxes and ran her hand over the top one. "Kitchen first. I need to see that you can maintain order in a space I'll use regularly."
Josh followed her into the kitchen. The room was bright and modern, with white cabinets and granite countertops. Stainless steel appliances gleamed under recessed lighting. It was the kind of kitchen he'd dreamed of having when he was still married, the kind Sarah had always wanted but they could never afford.
Vivian opened the refrigerator. Empty. She turned to him.
"I'll be stocking this," she said. "You'll eat what I provide, when I tell you to. Understood?"
"Yes."
"And you'll keep it clean. Spotless. If I find a single crumb on the counter, there will be consequences."
His pulse quickened. "What kind of consequences?"
She smiled, slow and predatory. "The kind you'll learn to crave."
She spent the next hour directing him. Unpack the pots and pans. Arrange them by size. No, that's wrong. The lids go on the left. The measuring cups go inside the large mixing bowl. Do it again.
Josh worked steadily, his body responding to her commands with a familiarity that surprised him. His hands knew what to do even when his mind hesitated. He'd been trained well.
By the time they finished the kitchen, the sun had shifted, casting long shadows across the floor. Vivian checked her watch.
"Bedroom next," she said.
The master bedroom was at the end of the hall, a spacious room with a walk-in closet and an en suite bathroom. The bed frame was already assembled, a simple wooden platform that Vivian had chosen from a catalog. The mattress was still wrapped in plastic.
"Cut that open," she said, handing him a box cutter.
He did, carefully slicing through the thick plastic. The mattress beneath was firm, high-quality. He'd never owned a bed this nice.
Vivian watched him work, her eyes tracking his movements. When he finished, she said, "Now strip it."
"What?"
"The plastic. Take it all off. Then put the sheets on."
He worked quickly, peeling away the plastic and bundling it for disposal. The sheets were in a box marked "Bedroom." He found them, still in their packaging. Egyptian cotton, high thread count. Vivian had ordered them.
She sat in the armchair by the window, one leg crossed over the other, watching him make the bed. He could feel her gaze on him, assessing, judging. His hands trembled slightly as he tucked in the corners.
"Not bad," she said. "But the hospital corners are sloppy. Do it again."
He did it again. Then a third time. On the fourth try, she nodded.
"Better. Now the pillows."
He arranged them, two on each side, then stepped back.
"Come here," she said.
He walked to her chair. She reached out and took his hand, pulling him down to kneel in front of her. The hardwood was cold through his jeans.
"You've done well today," she said, her voice softening. "I'm proud of you."
The words hit him like a wave. He looked up at her, his eyes stinging. "Really?"
"Really." She stroked his hair. "You've come so far since that first showing. You barely flinched when I corrected you. You accepted my direction without argument. That's growth."
"I want to be good for you," he said.
"You are." Her hand moved to his cheek, cupping it. "But there's still work to do. This is just the beginning."
He knew that. The contract was open-ended, renewable at her discretion. He was hers for as long as she wanted him. The thought should have terrified him. Instead, it filled him with a profound sense of peace.
"Stand up," she said.
He rose. She stood with him, her body close, her hand still on his cheek. She tilted his chin down so he was looking at her.
"From now on, this is how it works. You live here. You maintain the space according to my standards. You make yourself available whenever I call. You serve me however I require."
"Yes."
"And in return, I give you structure. I give you purpose. I give you pleasure." She paused. "But only when I decide you've earned it."
His breath caught. The chastity device was still locked around his cock, a constant reminder of her control. He hadn't been allowed release in three weeks. The ache was always there, a low thrum of need that never fully subsided.
"Tonight," she said, "I might let you earn something. But first, I want to see how you handle the rest of the house."
They spent the evening moving through each room. Vivian dictated where everything went. The books on the shelves, arranged by color and height. The art on the walls, hung at her precise instruction. The furniture positioned according to her design.
Josh followed her orders without question. He lifted, carried, arranged, and rearranged until every surface gleamed and every object occupied its designated place. By the time night had settled over the neighborhood, the house was perfect.
They stood in the living room, surveying their work. The space felt alive now, filled with intention. Every item in every room had been placed with purpose.
"Now," Vivian said, "for the final piece."
She reached into her leather satchel and pulled out a small velvet pouch. Josh watched her untie the drawstring, his mouth dry.
"Kneel," she said.
He dropped to his knees on the hardwood. She stood before him, the pouch in her hand. From it, she produced a key.
His key. The one that would unlock the chastity device.
"Look at me," she said.
He raised his eyes to hers. She held the key in front of his face, letting the light catch it.
"This is yours," she said. "But you don't get to keep it. I do. You understand?"
"Yes."
She tucked the key into her bra, between her breasts. Then she reached down and undid his belt. His jeans. She pulled them down around his thighs, exposing the device.
"Look at what you've become," she murmured. "Locked for me. Desperate for me."
He was hard against the plastic cage, straining for release. The sight of her hand near his trapped cock made him whimper.
"Please," he said.
"Please what?"
"Please let me out. Please let me touch you."
She laughed, low and rich. "Not yet. I want to enjoy this first."
She sat on the couch, her legs crossed. She patted the floor beside her. "Come. Sit."
He crawled to her, settling on the floor at her feet. She reached down and stroked his hair, her touch gentle.
"Tell me how you feel," she said.
"Desperate." He paused. "Needy. But also happy."
"Happy?"
"More than I've been in years." He leaned into her touch. "I know it's strange. But being yours... it makes sense. It feels right."
She was quiet for a moment. Then she said, "It feels right to me too."
He looked up at her, surprised. She rarely admitted to anything that suggested emotional investment. But there it was, clear in her eyes.
"I didn't expect this," she continued. "When I first met you, I saw potential. A project. Something to occupy my time." She shook her head. "You've become more than that."
"Good," he said.
"Good?" She raised an eyebrow.
"I want to be more than a project to you. I want to be yours. Completely."
She smiled, and it was the most beautiful thing he'd ever seen. "You already are."
She stood and extended her hand. He took it, rising to face her.
"Tonight, I'm going to unlock you," she said. "And you're going to please me. But tomorrow, the lock goes back on. And we start again."
He nodded, his heart pounding.
"Lead the way to the bedroom," she said. "I want to see if you've made the bed properly."
He walked her to the master bedroom, his legs trembling. The bed was perfect, crisp and inviting. Vivian sat on the edge and patted the spot beside her.
"Come," she said. "Let me show you what happens when you earn my approval."
He sat beside her, and she turned to face him. Her hands went to his shirt, unbuttoning it slowly. Each button was a deliberate act of possession. She pushed the fabric aside, exposing his chest.
"You're beautiful," she said. "Do you know that?"
He shook her head. He'd never thought of himself that way.
"You are." She traced a line down his sternum, her fingertip trailing fire across his skin. "And you're mine."
She leaned in and kissed him. Her lips were soft, commanding. She took control of the kiss immediately, her tongue sliding against his, exploring his mouth with a hunger that made his head spin. He surrendered to her, letting her set the pace, letting her take what she wanted. Her teeth grazed his lower lip, tugging gently, and a groan escaped his throat.
When she pulled back, his lips were swollen. She smiled.
"Lie down," she said.
He stretched out on the bed, the cool sheets against his bare skin. She stood over him, slowly unbuttoning her blouse. She let it fall to the floor. Then her skirt, sliding down her hips with a whisper of fabric. Then her bra, unclasped with a practiced reach behind her back.
She stood before him in nothing but black lace panties and heels. Her breasts were full, her nipples already hard. The sight of her made him ache with a desperation that bordered on pain.
"Touch yourself," she said. "Show me how much you want me."
His hand moved down his body, finding the cage. He groaned in frustration.
"Through the cage," she said. "Show me."
He pressed his palm against the plastic, feeling the heat of his own trapped flesh. He rubbed himself through the device, his breath coming in short gasps. The pressure was maddening, a reminder of how much he needed her and how little control he had over his own pleasure.
"That's it," she said. "Feel how much you need me."
She climbed onto the bed, straddling his chest. Her scent filled his senses, musky and intoxicating. She positioned herself above his face, her lace-covered sex inches from his mouth.
"You know what to do," she said.
He didn't hesitate. He reached up and pulled her panties aside, revealing her wet and swollen. He pressed his mouth to her, tasting her for the first time in weeks. She was slick and hot, her arousal coating his tongue as he licked a long, slow stripe from her entrance to her clit.
She gasped and gripped his hair, her fingers tightening in the strands. "Yes. Like that."
He licked and sucked, his tongue finding her clit and circling it with practiced precision. She rocked against his face, her moans growing louder, her thighs trembling on either side of his head. He was lost in her taste, her heat, her need. He sucked her clit into his mouth, flicking it with his tongue, and she cried out, her hips jerking against him.
"That's good," she breathed. "Don't stop."
He didn't. He couldn't. His only purpose was her pleasure. He slid two fingers inside her, curling them upward as he continued to work her clit with his tongue. She was dripping wet, her walls clenching around his fingers, and he could feel her getting closer.
"More," she demanded. "Harder."
He increased his pace, his fingers pumping in and out of her while his tongue worked her clit with relentless pressure. Her moans filled the room, raw and uninhibited, and he felt her thighs begin to shake.
She came with a shuddering cry, her thighs clamping around his head, her body convulsing. He drank her in, feeling her climax ripple through her body, her walls spasming around his fingers. He kept licking, gentle now, drawing out every last wave of her pleasure until she finally pushed his head away.
When she pulled back, she was trembling. She looked down at him, her eyes dark with hunger.
"Now," she said. "Let's see about that key."
She reached into her bra and pulled it out. He watched, breathless, as she leaned down and inserted it into the lock. The device clicked open and fell away.
He was free. Hard and aching and free. His cock sprang up, finally released from its confinement, the cool air hitting his slick skin.
She wrapped her hand around him, and he moaned, his hips bucking into her grip. Her fingers were cool and firm, squeezing just tight enough.
"Not yet," she said. "I want to feel you inside me first."
She positioned herself over him, her wet sex pressing against the head of his cock. She held there, just barely touching, and he whimpered with need.
"Tell me what you want," she said.
"I want to be inside you. Please."
"Beg me."
"Please, Vivian. Please let me inside you. I need you. I need to feel you around me."
In one fluid motion, she sank down onto him. The sensation was overwhelming, her wet heat enveloping him completely. He cried out, his hands gripping the sheets.
"Quiet," she said. "Or I'll stop."
He bit his lip, trying to contain himself. She began to move, slow and deliberate, riding him with practiced ease. She rose until only the tip of him remained inside her, then sank back down, taking him to the hilt. The pace was agonizing, each thrust a study in controlled pleasure.
He was lost in her. The way she moved, the way she took what she wanted from his body, it was intoxicating. She leaned forward, her hands pressing against his chest, her breasts swaying as she rode him.
"Look at me," she said.
He did. Her eyes were locked on his, her expression intense.
"This is what you are now. Mine. To use."
"Yes," he gasped.
She increased her pace, her body taking what it needed. She was tight and wet around him, her walls gripping him with each thrust. He was just along for the ride, the passenger in his own body, and the realization made him even harder.
She reached down and touched herself, her fingers circling her clit as she rode him. Her moans grew louder, her movements more urgent. He watched her, mesmerized by the sight of her pleasuring herself while she used him.
"I'm close," she said. "Come with me."
"I can't hold on much longer," he gasped.
"Then don't. Come. Now."
And he did. He exploded inside her, his release violent and consuming, wave after wave of pleasure crashing through him. She followed seconds later, her body clenching around him as she came again, her back arching, her mouth open in a silent cry. She kept moving, milking him dry, until he was spent and trembling beneath her.
She collapsed beside him, her hand on his chest, both of them gasping for breath. They lay there in the dark, breathing together, the sweat cooling on their skin.
"Welcome home," she whispered.
And he knew, with absolute certainty, that he had never been more home than in her arms.
The next morning, he woke to find her already dressed, sitting in the armchair by the window. The key was around her neck on a thin chain.
"Good morning," she said. "I trust you slept well."
"Very well." He sat up, the sheets pooling around his waist.
"Excellent. Now, there are some things we need to discuss. The house rules."
He listened as she outlined his new life. Morning inspections before he left for work. Daily tasks assigned by text. Evening check-ins when he returned home. A schedule of service that would integrate seamlessly with his professional life.
"You'll still go to your job," she said. "But when you're home, you're mine. Understood?"
"Yes."
"Good. Now, let's begin your first day."
She stood and walked to the door. She paused, looking back at him.
"On your knees," she said. "And follow me."
He did. He followed her out of the bedroom and into his new life, the weight of her ownership settling around him like a familiar embrace.
He was hers. Completely. And he had never been more free.
Final Closing
The conference room smelled of fresh coffee and polished wood. Vivian sat at the head of the table, her silver pen tapping against the stack of documents. Josh sat beside her, his hands folded neatly in his lap, his posture perfect.
The lawyer across from them droned through the final details of the property transfer. Vivian listened with half her attention, the rest focused on the subtle tremor in Josh's breathing. He was nervous. Good. This moment deserved his full awareness.
"And if you'll sign here, Mr. Comer, the property is officially yours." The lawyer slid the document across the table.
Josh looked at Vivian. She gave him a small nod, and he signed his name with careful precision. The scratch of the pen filled the silence.
"Congratulations," the lawyer said, gathering the papers. "You're now the owner of a beautiful home."
Vivian stood, her heels clicking against the floor. "Thank you. We'll take it from here."
The lawyer left, and the door clicked shut behind him. Vivian walked around the table and stopped beside Josh. She placed her hand on his shoulder, feeling the warmth of his body through his suit jacket.
"You did well," she said.
"Thank you, Ms. Whitaker." His voice was steady, but she could hear the undercurrent of anticipation.
"Now the real closing begins." She squeezed his shoulder and gestured toward the door. "Come. I've got something prepared."
They drove separately to the property. Vivian arrived first, parking her black sedan in the driveway of the sprawling colonial. The house was empty, waiting. She unlocked the front door and stepped inside, her heels echoing against the hardwood floors.
The living room was vast, with tall windows that let in the golden afternoon light. Vivian had prepared the space earlier that morning. A Persian rug lay in the center of the floor. A single armchair sat on the rug, facing the windows. And on the chair, a velvet cushion held a silver collar.
She heard Josh's car pull into the driveway. She waited, standing beside the chair, her arms crossed.
He entered slowly, his eyes scanning the room. When he saw the collar, he stopped. His breath caught.
"Close the door," Vivian said.
He obeyed, the lock clicking into place. He turned to face her, his hands at his sides.
"Come here."
He walked to her, stopping a few feet away. She could see the rapid rise and fall of his chest, the way his gaze kept drifting to the silver band on the cushion.
"Today isn't just about a house," Vivian said. "You know that, don't you?"
"Yes, Ms. Whitaker."
"This is about finality. The moment when everything becomes official." She picked up the collar, the metal cool against her fingers. "Do you know what this is?"
"A collar."
"It's a symbol. A symbol of ownership, of belonging." She stepped closer to him. "When I put this on you, it means you're mine. Completely. Permanently. There's no end date. No renewal. This is forever."
Josh swallowed. His eyes met hers, and she saw the fear and the desire warring within him. "I understand."
"Do you accept?"
He didn't hesitate. "Yes."
Vivian smiled, a slow, satisfied curve of her lips. "Then kneel."
He dropped to his knees on the rug, his gaze never leaving hers. She moved behind him, the collar in her hands. She could smell his cologne, mixed with the faint scent of his sweat. Nerves. Excitement.
"This collar has a lock," she said, her voice low near his ear. "Only I have the key. You'll wear it always, except when I remove it for specific purposes. Do you understand?"
"Yes, Ms. Whitaker."
She placed the collar around his neck. The leather was soft, lined with velvet. The silver buckle was engraved with a small 'V'. She fastened it, the click of the lock echoing in the empty room.
"There," she said, stepping back. "You're collared."
He reached up and touched the band, his fingers tracing the metal. His eyes were wet, but he didn't cry. Instead, he looked at her with an expression of profound gratitude.
"Thank you," he whispered.
Vivian felt a warmth spread through her chest. This was what she had wanted. What she had worked for. Not just his body, but his soul. And now it was hers.
"Stand," she said.
He rose, and she guided him to the armchair. She sat down, the leather cool beneath her. Josh stood before her, waiting.
"Today marks the closing of our contract," she said. "But it also marks the beginning of something new. Something permanent." She reached into her jacket pocket and pulled out a folded document. "This is a new agreement. It states that you're my property. That you'll serve me in all things. That your pleasure belongs to me, and your purpose is to fulfill my needs."
She held it out to him. He took it, his hands steady. He read it slowly, his lips moving slightly. When he finished, he looked at her.
"Do you understand what you're signing?" she asked.
"Yes."
"And you accept?"
"With all my heart."
She handed him a pen. He signed his name at the bottom, then handed the document back to her. She signed as well, the scratch of the pen the only sound in the room.
"It's done," she said, folding the paper and putting it back in her pocket. "You're mine now, Josh. Completely."
"I know." He knelt again, this time without being told. He placed his hands on her knees, looking up at her. "What do you want from me?"
Vivian leaned back in the chair, studying him. The sunlight caught the silver of his collar, making it gleam. He looked beautiful like this, kneeling before her, his eyes full of devotion.
"I want you to worship me," she said. "Not just my body, but everything I am. I want you to show me that you understand what this means."
He nodded slowly. Then he leaned forward and pressed his lips to her knee, through her stockings. He kissed her leg, slowly, reverently. He worked his way up, his mouth trailing along her thigh. When he reached the hem of her skirt, he paused, looking up for permission.
Vivian nodded.
He reached up and slowly pushed her skirt up, revealing the tops of her stockings and the garter belt beneath. He kissed the exposed skin, his breath warm against her. She felt a shiver run through her.
"You're learning," she murmured.
He didn't answer, but his movements became more confident. He pressed his face against her inner thigh, his nose brushing against the fabric of her panties. She could feel his breath, hot and eager.
"Take them off," she said.
He hooked his fingers into the waistband and slowly pulled her panties down. She lifted her hips to help him, and he slid them down her legs, past her knees, and off. He tossed them aside and returned to his position between her thighs.
He looked at her, his eyes dark with desire. "May I?"
"Yes."
He lowered his head and pressed his mouth to her. She closed her eyes, letting the sensation wash over her. His tongue was soft, tentative at first, then more confident as he found her rhythm. She reached down and tangled her fingers in his hair, guiding him.
"That's it," she breathed. "Just like that."
He moaned against her, the vibration sending a jolt through her. She arched her back, pressing herself harder against his mouth. He responded eagerly, his tongue circling, probing, worshiping.
She let herself drift, feeling the pleasure build. But she held back, not wanting to finish too quickly. This was a ritual. A ceremony. It needed to be savored.
After a long moment, she pulled his head away. He looked up at her, his lips glistening, his eyes hungry.
"Not yet," she said. "I want to remember this moment."
He nodded, his breath ragged. "I understand."
She stood, and he remained on his knees. She walked around him, her heels clicking on the hardwood. He turned to face her, still kneeling.
"This house is yours," she said. "But you're mine. This will be our home. Our space. Where you serve me, and where I take care of you."
"Yes, Ms. Whitaker."
She walked back to the chair and sat down. "Come here."
He crawled to her, his movements graceful and submissive. He stopped between her legs, looking up at her.
"I want you inside me," she said. "But not yet. First, I want to feel your mouth again."
He leaned forward, but she stopped him with a hand on his chest.
"This time, don't stop until I tell you to."
He nodded, then lowered his head. She felt his tongue again, warm and skilled. She leaned back, closing her eyes, and let the pleasure wash over her. He was thorough, methodical, his tongue exploring every inch of her. She felt herself getting closer, the tension building in her core.
"Yes," she whispered. "Don't stop."
He redoubled his efforts, his hands gripping her thighs. She let go, surrendering to the sensation. The orgasm rolled through her, wave after wave of pleasure. She cried out, her body arching, her fingers tightening in his hair.
He stayed with her, his tongue gentle now, drawing out every last tremor. When she finally relaxed, he pulled back, his face flushed, his eyes bright.
"Good boy," she said, her voice husky.
He smiled, a genuine, happy smile. "Thank you, Ms. Whitaker."
She reached down and touched his cheek. "Now stand up."
He rose, and she stood as well. She looked at him, at the collar around his neck, at the devotion in his eyes. This was her creation. Her work. And it was perfect.
"Let's go see the rest of the house," she said. "Our house."
She took his hand, and they walked through the empty rooms together. The kitchen, the dining room, the bedrooms. Each space was a blank canvas, waiting for them to fill it with their life.
In the master bedroom, they stopped. The room was large, with a bay window overlooking the backyard. The bed was not yet there, but Vivian could already imagine it. A large four-poster, with silk sheets and soft pillows.
"This will be our room," she said. "Where I'll sleep, and where you'll serve me."
Josh nodded. "I look forward to it."
She turned to face him. "There's one more thing."
"What is it?"
She reached into her pocket and pulled out a small key. It was silver, delicate, attached to a chain. "This is the key to your collar. I'll wear it around my neck, always." She fastened the chain around her own neck, the key resting against her chest. "As long as you wear my collar, I'll wear this key. It's a symbol of my ownership, and my responsibility."
He reached out and touched the key, his fingers brushing against her skin. "It's beautiful."
"It's yours," she said. "And you're mine."
He pulled her into an embrace, surprising her. She stiffened for a moment, then relaxed, wrapping her arms around him. They stood there, holding each other in the empty room.
"I never thought I'd feel this way," he said, his voice muffled against her hair. "Complete."
"Neither did I," she admitted. "But here we are."
She pulled back and looked at him. "This is the final closing, Josh. The property is yours. You're mine. And we're together."
He smiled, a soft, genuine smile. "I wouldn't have it any other way."
She smiled back, then took his hand. "Come. Let's go home."
They walked out of the house together, the collar around his neck, the key around hers. The sun was setting, casting long shadows across the lawn. Vivian looked at the house, then at Josh. This was the beginning of their new life. And it was perfect.
She unlocked her car, and they drove away, leaving the empty house behind. But they would return. This was their home now. Their future.
And Vivian knew, with absolute certainty, that this was only the beginning.
The end of one chapter, and the start of an eternity.
