Ryan stood on the front porch of the sprawling suburban house, his duffel bag slung over one shoulder and a folder of printed lease papers clutched in his hand. “Everything here tends to feel bigger once you’re inside,” she replied, turning toward the hallway. “Leave your bag by the stairs. I’ll show you around before we sign anything.”
The tour began in the living room, spacious and orderly, with heavy furniture and soft rugs that muffled footsteps. Diane walked ahead of him, her heels clicking lightly on the hardwood. She pointed out the kitchen, the laundry room, the backyard visible through sliding glass doors. Every time Ryan hesitated or glanced away, she paused and waited, one eyebrow lifted.
“You keep looking at the floor,” she observed while they stood in the upstairs hallway. “Is something wrong with my shoes?”
“No, ma’am. Sorry.” The word slipped out before he could stop it. Diane’s smile widened.
“Good instinct. Keep using it.” She opened a door at the end of the hall. “This would be your room. Modest, but private. Unless I decide otherwise.”
Ryan stepped past her, aware of how close their bodies came in the narrow doorway. The room was clean, furnished with a bed, desk, and dresser. Simple. Safe. He set his bag down, trying to ignore the way her perfume followed him in.
Downstairs again, Diane led him to the dining table where a thick lease document waited beside a pen. She pulled out a chair for him, then took the seat at the head of the table herself. The papers looked heavier than he remembered printing them.
“Before you sign,” she said, folding her hands, “I like to go over the rules in person. Some landlords mail this part. I prefer eye contact.” Her gaze held his until he looked down at the document. “Page one covers rent and utilities. Standard. Page two is where it gets interesting.”
She slid the pages toward him and began reading aloud, her voice unhurried. “Tenant agrees to maintain the property in a state of cleanliness at all times. Tenant will complete assigned chores without complaint. Tenant will not bring guests into the home without prior written consent from the landlady.”
Ryan nodded along, pen poised. Diane continued, voice dropping into something almost intimate. “Tenant will respect the landlady’s privacy and authority in all household matters. Any infraction may result in additional duties or loss of privileges. Sign here to acknowledge you understand these terms are non-negotiable.”
He signed the first page, the pen scratching loudly in the quiet room. Diane watched every movement of his hand.
“You’re blushing,” she noted softly. “Is it the rules or the way I’m watching you sign them?”
“Both, I guess,” he admitted, voice tight.
She chuckled, low and warm. “Honest. That helps. Turn to the next page.”
The second page listed stricter expectations: quiet hours, dress code for common areas, immediate response to any request from the landlady. Ryan’s fingers tightened on the pen as she read each line. When she reached the clause about “personal conduct and obedience,” her tone shifted, almost playful.
“This one tends to make new tenants pause. It means if I tell you to do something, you do it. No arguments. No delays. Think you can manage that, Ryan?”
He swallowed. The room felt warmer. “I… need the place. So yes.”
“Good boy.” The praise landed like a spark. Ryan signed faster than he meant to, the ink drying beneath his name. Diane’s hand rested near his on the table, close enough that he could feel the heat from her skin.
She gathered the papers slowly, stacking them with deliberate care. “That’s it. You’re officially my tenant. Welcome home.” Her eyes lingered on his face. “You’ll find I run a very tight household. But the rent is low, and the benefits… well, those come with time.”
Ryan stood when she did, legs unsteady. The first stirrings of something unfamiliar twisted low in his stomach, part nerves, part something he couldn’t name yet. Diane noticed the way his shoulders had dropped, the slight parting of his lips.
“Already feeling the weight of it, aren’t you?” she murmured. “That’s normal. It’ll settle once you start your first chores tomorrow.” She gestured toward the stairs. “Your room is ready. Get settled. I’ll call you when dinner’s ready.”
He turned to leave, but her voice stopped him at the doorway.
“Ryan.” When he looked back, her expression was calm, commanding. “From now on, when I speak, you answer clearly. Understood?”
“Yes, ma’am.”
Diane’s smile returned, satisfied. “That’s how you earn your keep.”
Ryan climbed the stairs with the lease signed and the sound of her voice still echoing in his head, already wondering how much heavier the rules would feel by morning.
